Choosing Windows for Your Rental Property

If they are old and drafty, it’s best to replace them as soon as possible.

What Should You Consider for Your Window Replacement?

A window replacement can be a challenging project, especially since there are many styles and models. Here are some following points you should consider:

  • Price and performance: These two should always go hand-in-hand. Keep in mind that your windows should fit within your budget while also functioning efficiently. Double-hung clad wood windows tend to be costly, but they are not effective enough to keep cold and rain. As such, you may want to choose vinyl double-hung clad or casement windows.

  • Window structure: You also have to make sure the structure of your windows is durable and reliable. Take contemporary double-glazed windows as an example. This type of window has insulated glass, which means there’s a sealed space between the window panes filled with argon gas for insulation. It also has a low-emissivity (low-E) coating that improves the efficiency of the glass.

What Window Features Add Value to Your Rental?

When performing a window or roof replacement on your property, you have to ensure that the upgrades add value to your rental space. Depending on the state of the windows in your property, you will have to decide between a full-frame or a retrofit installation. If you have old wooden windows, they can be retrofitted if the frame is not rotting. With old aluminum windows, on the other hand, you may have to replace the whole unit.

To add value to your rental property, make sure your windows are energy-efficient. As such, you should consider windows with low-E coating. However, if you live in a moderate climate, triple glazing may be unnecessary. Double-hung window sashes also enable optimum airflow and make it easier for your tenants to keep the windows clean.

Some landlords want to spend as little as possible on upgrading their windows. They don’t care much about efficiency since the tenant pays their own utility bills. However, keep in mind not to go for the lowest price available as it’s not always the best choice. There are many ways you can maximize the performance of your replacement windows without spending a lot of money.
