3 Roofing Red Flags for Property Owners

The roof is one of the most integral parts of a commercial roof. Since it protects the interior and the people inside it from rain, hail, heat and other weather conditions, it is extremely important that it is kept in a good condition. An annual roof inspection is a must to make sure that everything is going fine. This way, you can spot red flags that might compromise its longevity and performance.

1. Rust or Corrosion of Metal Decking

If you have an older commercial property built some decades ago, you may notice that your roofing has phenolic foam insulation. This type of insulation is extremely dangerous in the presence of water or moisture. Continuous leaks due to water intrusion can cause rust or corrosion to form on your metal decking. This is because your foam insulation has come in contact with water or moisture.

Phenolic foam insulation can be very acidic when exposed to water. In turn, this will create an environment that leads to the corrosion of the metal decking. 2. Water on Rooftops

You may also notice that water collects on your flat roof after a heavy downpour. Water ponding happens when water cannot be drained due to problems with the drainage system, particularly clogging. With the weight of the stagnant water, your property may be at risk of structural damage.

3. Non-Maintenance Wear and Tear

Most roofing problems can be solved by regular inspection and maintenance. However, if left unattended for a long period of time, signs of damage may soon emerge, especially ones that the untrained eye can see. Fortunately, simple tasks like removing clogs from your roof drain can help minimize issues. Of course, you must schedule regular inspections with your trusted roofing contractor.
